There are signs of a clear turnaround on Leipzig's real estate market in 2024. According to the latest property market report from the Leipzig expert committee, transaction figures are rising significantly.
In contrast to the downward trend from 2021 to 2023, in which transaction figures fell by 48% and sales by 60%, the picture in 2024 is positive. In the reporting year, 5,170 transactions were recorded, which corresponds to an increase of 36%. Turnover rose by 48 percent to around 2.44 billion euros.
The Leipzig Expert Committee is an independent authority that set the standard land values as of January 1, 2025. The report states that Leipzig's real estate market remains robust despite difficult conditions. All submarkets, including undeveloped land, developed land and individual property, showed increases compared to 2023.
Prices for building plots remained stable. Individual residential plots cost around 315 euros/m², commercial plots 100 euros/m². A decline of 9 percent to 860 euros/m² was recorded for plots for multi-storey residential buildings.
