For families in Saxony, the dream of owning a home is most likely to come true outside the major cities. Compared to the rest of the country, buying a home remains affordable.

For families in Saxony, the best chances of buying a home are in the far west and far east of the Free State. The Vogtland district ranks highest in Saxony on the affordability index compiled by the mortgage broker Interhyp and the German Economic Institute (IW). 

Homes in the Vogtland are the most affordable

There, families must spend an average of 22 percent of the income of a model household with two children on a typical single-family home (as of June 2026). The districts of Zwickau and Görlitz follow closely behind, with 23 percent.

In a nationwide comparison, the Vogtland region ranks 17th out of 400 with an index value of 159. The index compares the monthly mortgage payment for a typical single-family home to the income of a model household with two children. In the “Affordability Index,” monthly housing expenses of up to 35 percent of net income are considered affordable, marked by the number 100 in the index. The further the index falls below 100, the less affordable housing is; the higher it is above 100, the more affordable it is.

Saxony Better Than the National Average

Across Saxony, the index value stands at around 124. On average, families must budget 29 percent of their income when buying a home. This means that homeownership in Saxony remains affordable compared to the national average of 103. The range extends from an index value of 187—or 19 percent of income—in the Steinburg district (Schleswig-Holstein) to an index value of 53—or 66 percent of income—in Garmisch-Partenkirchen (Bavaria)

In Leipzig, 35 percent of income is required

In Saxony, families in the city of Leipzig—with an index value of 99—face the greatest difficulty in realizing their dream of owning a home (ranked 268th nationwide). There, buying a home is considered just barely affordable at a cost of about 35 percent of income. The situation is only slightly better in the neighboring districts of Leipzig (33 percent) and Northern Saxony (28 percent).

Dresden is among the cities where the situation has improved the most nationwide within a year (ranked 5th). In the state capital, families must spend 30 percent of their monthly income to buy a home—one percentage point less than in June 2025. Right next door, in the districts of Meissen (32 percent), Saxon Switzerland-Eastern Ore Mountains (30 percent), and Bautzen (28 percent), the situation is similar.

Among Saxony’s major cities, Chemnitz fares the best, with a figure of 26 percent. The situation is similar in the surrounding areas: in the Erzgebirge district, the figure is 24 percent, and in Central Saxony, it is 25 percent.
