Special half-timbered buildings characterize the landscape in eastern Saxony. But their existence is endangered - despite enormous efforts over the past 20 years.

The surrounding buildings in Upper Lusatia are still under great threat due to vacancies, conversions and demolition. "The stock has decreased significantly over the last 100 years and especially since the 1990s," said Saxony's state curator Alf Furkert. According to him, around 40 percent of typical regional buildings are currently awaiting restoration. In Saxony, around 6,500 Umgebindehäuser are on the list of monuments, of which around 5,900 are in the districts of Bautzen and Görlitz.

"The state of preservation and renovation varies greatly, but overall it is better than it was 20 or 30 years ago," Furkert estimated. Since the 1990s, many buildings have been renovated in line with the requirements of listed buildings, especially in places of tourist or cultural-historical importance such as Ebersbach-Neugersdorf, Seifhennersdorf, Cunewalde and Oybin. However, vacancies remain a problem, particularly in structurally weaker towns, as there is often a lack of subsequent use or buyers. Buildings in unfavourable locations, such as on busy roads and in flooded areas, usually deter prospective buyers.

Combining half-timbered, log and solid construction

"Although the cultural value of half-timbered houses is more widely recognized than before, there is still a lack of awareness in some places that with every loss, a piece of regional identity also disappears," said Furkert. Since it was founded more than 20 years ago, the Umgebindehaus Foundation has helped to save, renovate and bring into use a large number of these buildings. Before 2004, an average of around 30 houses were demolished every year.

The State Conservator believes it is necessary to fill the position that will soon become vacant at the foundation with a "profound expert on the Umgebindehaus landscape". The long-standing head of the office, Arnd Matthes, is retiring in the middle of this year.

The building principle for half-timbered houses was created by combining half-timbering, log construction and solid construction. The wooden supporting structure, the so-called Umgebinde, encloses the log room in an arch. At the weekend, interested visitors were able to gain an insight into this unique European construction method at the Umgebindehaus Open Day.
