Rents in Dresden have risen by 3.8 percent in the past two years. An average of 7.33 euros per square meter is due, as shown in the Dresden rent index 2025. The rent index provides an overview of the rents usually paid in the survey month of April 2024, as they have been newly agreed or changed in the last six years. It thus shows the local comparative rent and applies to all privately financed apartments on the Dresden housing market.
The local comparative rent marks the upper limit for rent increases in existing tenancies. If an apartment is rented out again, the so-called rent cap applies. This means that, unless exceptions apply, the new rent may not exceed the local comparative rent plus ten percent.
For the rent index, over 6,000 tenants throughout the city provided information about their housing situation. Housing companies also provided data on a further 1,000 or so apartments. It is valid from January 1, 2025 to December 31, 2026. The local comparative rent for a specific address can be called up using an online calculator on the state capital's website.
